About the company

The company is new. The trade record is not.

Capital Craft Construction was set up by Louie Jenkins after eighteen years on South-East London sites, most of it running other builders projects. This one is his.

Why we started

Most of the complaints homeowners have about builders are not about brickwork. They are about not knowing what is happening, a price that moved, and nobody answering the phone in week nine.

Capital Craft was set up to run domestic jobs the way commercial sites are run, without the commercial overhead: a proper programme, one person responsible, written variations, and a specification you can hold us to.

We work on residential property only, in one part of London, on six types of job. That limit is what makes the rest of it possible. We already know what is behind the plaster on a Brockley villa, which Building Control team covers Bromley, and which brick merchant has the right stock in the yard this week.

What we will tell you before you spend anything

Whether the roof height works. Whether you are in a conservation area or under an Article 4 direction. Whether the chimney breast somebody removed in 1998 is a problem. And when the honest answer is that the project is not worth doing, we say that too.

How we run

Four things we do not compromise on

01

One site manager, start to finish

You get a name and a mobile number on day one and the same name at handover. Nothing is subcontracted to a project manager you have never met.

02

Priced properly, not optimistically

A low quotation that grows is worse than an honest one that holds. We price the work we can see and we tell you where the risk sits before you sign anything.

03

The house comes back tidy

Dust screens between the works and the rest of the home, the site swept before the team leaves, and the skip off your neighbours drop kerb.

04

Paperwork in one pack

Building Control completion certificate, structural calculations, electrical certificate, and every manufacturer warranty registered in your name.

  • Structural calculations by a chartered engineer
  • Building Control sign-off on every structural job
  • Party Wall notices served on your behalf
  • Fixed written quotation before we start
How a job runs

Five stages, in this order, every time

The order matters more than the speed. Most of what goes wrong on a domestic build goes wrong because somebody skipped stage two.

  1. 01

    Site visit and measure

We come to the property, take levels and dimensions, look at the drains, the roof line and the party walls, and tell you honestly what is and is not possible.

  2. 02

    Drawings and approvals

Our architectural technician and structural engineer produce the drawings and calculations. We submit for planning or permitted development, and handle Building Control and Party Wall notices.

  3. 03

    Fixed written quotation

A full specification priced line by line, with a start date and a programme. No provisional sums hiding the real cost, and no day rates that drift.

  4. 04

    On site

One site manager, one number to call. Weekly updates with photographs, a tidy site every evening, and a dust screen between the works and the rest of your home.

  5. 05

    Sign-off and aftercare

Building Control completion certificate, structural calculations and all guarantees handed over in one pack. We return at six months to check the finishes and settle anything that has moved.

In their words

They were the only firm who came out, measured the ridge height and told us what would not work before quoting. Everyone else sent a price for what we had asked for. The dormer went through planning first time and the room is genuinely warm in summer.

Rachel M.Brockley, SE4Loft conversion

We stayed in the house for the whole build with a two year old. There was a dust screen up every single day, the site was swept before they left, and I always knew who to ring. That mattered more than I expected it to.

Daniel and Priya K.East Dulwich, SE22Whole house refurbishment

The quotation was itemised line by line with no provisional sums, and the final invoice matched it apart from two changes we asked for ourselves. After three previous builders on other properties, that was a first.

Next step

Tell us what you are trying to do with the house.

We will come out, measure up and tell you honestly whether it works. The site visit and the written quotation are free, and there is no obligation attached to either.
